PCA Technicians Reports

Pre-Purchase Damp and Timber Reports

The Growing Demand for Reports

As mortgage and insurance companies become increasingly cautious about taking on risk, there has been a noticeable rise in requests for pre-purchase damp and timber reports.

  • Then vs. Now:

    • In the past, these reports were an optional extra to provide buyers with peace of mind.

    • Post-credit crunch, they can now determine whether you secure your mortgage.

    • If a surveyor’s damp meter detects potential damp, a report may be required to proceed with your mortgage application.

Why Qualified Expertise Matters

  • PCA-Qualified Technicians Only:

    • These reports must be conducted by qualified professionals with PCA certification.

    • Reports from unqualified providers (e.g., local builders or untrained damp proofers) are often rejected by mortgage companies, leading to delays and extra costs for a second inspection.

  • Avoid Risks with Pro-Trade:

    • Pro-Trade’s surveyors are highly qualified to ensure your report meets the requirements of lenders and insurers.

    • This saves you time, money, and unnecessary stress.

Inspection Process

Step 1: External Inspection

  • A detailed examination of the property exterior to identify defects that may cause water ingress or timber damage.

  • Areas inspected include:

    • Chimney.

    • Drainpipes and gutters.

    • Ground levels and sub-floor ventilation.

Step 2: Damp-Proof Course Check

  • Confirm if the property has a damp-proof course in place.

  • Check for alterations to ground levels that may cause bridging of the damp-proof course.

Step 3: Internal Inspection

  • Inspect internal walls for dampness.

  • Where accessible, lift floorboards to examine the condition of the timber underneath.

After completing the inspection, Pro-Trade provides

  • A fully detailed report outlining the condition of the property.
