Identifying Problems
It requires a qualified expert to:

Our surveyors and PCA-qualified technicians conduct thorough surveys, examining:

Chimney pot, roof, and rainwater goods.

Identifying potential defects that may lead to damp ingress or timber decay in the future.

External Assessment

Determine if the property has an existing damp-proof course:

Identify its type.
-
Check for high ground levels that could bridge the damp-proof course and cause timber decay.

Internal Assessment

Ground floor walls:

Profiled for signs of dampness.
-
Inspect timbers under carpets (if accessible) or floorboards (where permission is given and feasible).

First floor and roof voids:

Check timbers for:

Fungal decay (e.g., dry rot).

Wood-boring beetle infestation (e.g., woodworm).

Examine carpets, floorboards, voids, and timbers beneath them.

Types of Reports

Non-Invasive Reports:

Non-disruptive but not 100% accurate.

Limitations: Some areas may remain uninspected.

Invasive Reports:

More accurate and detailed.

Includes disruptive techniques such as lifting floorboards, removing bricks, or concrete.

Important: You must own the property or have the owner’s permission for this type of inspection.
